It runs FME’s New York portfolio today. Workers walk their routes with it, every task leaves photographic evidence, and the whole operation reads from one screen.

The family’s builder of worlds: sites, motion and intelligence, all made on this floor.

The industry decided affordable and cared-for were opposites. I decided otherwise. Franco Estates is that decision.
The stone houses and their arcaded court, west of the water. Close to the work, screened from it.
FME keeps homes across New York today, and the people in them know who to call. Only the name on the door is missing. Franco Estates: honest rents, kept buildings, luxury measured in maintenance.

Family Foods · the neighborhood
Not every bed should feed the house. The Commons belongs to more people than me.
The hedged parterre rows west of the water. Inside the estate, open to the street.
The beds are drawn; the conviction is old: places run best when their neighbors are fed by them. Community plots, a teaching row for school trips, fast crops the neighbors pick, a market-day collaboration.

A place should feed itself. The greenhouse works year-round, the beds turn with the seasons, and the Grounds grow their own.
The sun-facing terrace east of the Throughline.
The terrace is drawn and the sun is already right. Family Foods begins here. Fast crops first: greens, herbs and tomatoes, proof of a working bed within one season.
Franco Malbec
Franco Malbec: my family’s name on a working vineyard. The rows on this hill stand for a hectare in Argentina.
Rows that curve with the hill on the productive slope, never straight lines.
The operation is drawn end to end: vines, harvest, bottling and label, all under one name, with Argentina chosen for the ground. The hectare comes first. At home this slope works other crops while the first vintage makes the crossing.

Production you can be hosted inside. Cellar below, kitchen at the mouth, a table where the Grounds get to be generous.
Cut into the western hillside, gravity-fed, crossing the water once at the Long Table.
The logic is set: gravity from the slope, hospitality at the mouth. The sequence is decided. The stone follows the slope.

This family keeps its receipts. A place without records is a mood.

The movement runs daily through FME’s work: supplies to buildings, crews to routes, equipment to jobs. Its own name, its own gate: provisioning routes, turning homes, carrying market days, staging every build.

The islands were never separate. The water is the road: travel, small craft built for joy, the boat that brings the store to your dock.
The open water past the last terrace. The horizon’s working half.
The sea is the family’s oldest road, and it is already outside the window. Inter-island travel, personal craft, play on the water, floating supply. The line is being drawn now.
Franco Legacy Group
The far edge is the part I will never finish. That is the point.
The distant line where the ground meets the sea.
The direction the whole ground leans toward. Franco Legacy Group, built for the long run. The part of the plan that outlives the planner.
A future boutique-hotel, family-compound and wellness framework. The Long Table remains the decision and stewardship point without claiming a completed estate.
Greenhouse, vineyard, cellar/kitchen, maintenance, technology, utilities and screened logistics as one causal landscape, not a set of current business claims.
Reserved expansion landscape that progresses only when evidence earns the next state.
Future outposts may connect elsewhere; a principal physical compound could be in Dominica, while other places remain distinct nodes.
